Renting on the Isle of Man in 2026 — typical rents by size and town, tenant rights under Manx law, deposits, landlord registration and where to look for a home.
Almost everyone who moves to the Isle of Man rents first, and almost everyone finds it harder than they expected. There are not many homes to rent, and good ones go quickly. This page covers what rent actually costs, your rights as a tenant under Manx law as of September 2026, and how to find somewhere. It’s written for newcomers and locals alike. If you’re planning the whole move, start with moving to the Isle of Man. When you’re ready to buy, see buying a house.
How much rent costs
The island doesn’t publish an official rent index, and the UK’s ONS figures don’t cover it. So we went through every home advertised to rent on Rightmove (opens in a new tab) on 28 September 2026. There were only 44, which tells you something on its own. Here are the typical ranges, leaving out commercial lets and the odd luxury outlier:
| Size | Typical asking rent | Examples (September 2026) |
|---|---|---|
| Studio or one-bed flat | £675–£1,250 a month | Ramsey £675–£1,100, Douglas £800–£1,240, Onchan £1,000 |
| Two bedrooms | £900–£1,450 | Ramsey flat £900, Peel £1,100–£1,250, Douglas £1,250–£1,450 |
| Three-bed house | £1,200–£1,850 | Ramsey £1,200–£1,500, Port Erin £1,500, Union Mills £1,600, Onchan £1,850 |
| Four bedrooms | £1,950–£3,250 | Port St Mary £1,950, Crosby £2,400, Douglas £3,250 |
Newer apartments and bungalows go well above these ranges. We saw two-beds at £1,900 to £2,750. Rents have also risen fast: Manx Radio’s 2026 election coverage (opens in a new tab) tracked one two-bed in Douglas from £950 a month in February 2021 to £1,400 in 2025, a 47% rise in four years.
Treat the table as a snapshot, not an index. One month’s listings on one portal is a small sample, and plenty of homes are let through agents’ own lists or word of mouth before they ever reach Rightmove.
Where to look
- Local letting agents. On 28 September 2026 the island’s lettings on Rightmove came from Chrystals, Cowley Groves, Black Grace Cowley, Deanwood, Partners Real Estate and Manxmove. Register with several. The good homes often go to people already on an agent’s list.
- Rightmove and the agents’ own websites. Set alerts and check daily.
- Local Facebook groups and word of mouth. Many small landlords let this way. Be wary of anyone who wants a deposit before you’ve seen the place.
- Your employer. Ask before you accept a job whether the employer can help with short-term accommodation while you look. Some will, and it costs nothing to ask.
Your rights as a tenant
Manx tenancy law is older than England’s and quite different. Private tenants are protected by the Housing (Rent Control) Act 1948, the Landlord and Tenant Act 1954 and the Landlord and Tenant (Miscellaneous Provisions) Act 1976. The government’s tenancy protection guide (opens in a new tab) sets out what that means:
- Rent book. If you pay rent weekly, fortnightly or monthly, your landlord must give you a rent book with their details, the rent and what it covers. For anything else, ask for a written tenancy agreement, and read it before you sign.
- Notice and eviction. A notice to quit has to be on the prescribed form. A landlord can only evict you with a High Court order, and the court can put off enforcing it for up to 12 months.
- Harassment. It’s a criminal offence for a landlord to cut off your water, gas or electricity, change the locks, threaten you, or keep coming in without good reason to get you to leave.
- Fair rent. If you think your rent is unfair, you can apply to the Rent and Rating Appeal Commissioners, who can approve, cut or raise it. A rent they set is registered for 12 months.
- Repairs. The landlord is responsible for the outside of the building. For repairs that are the landlord’s job, ask in writing and allow 28 days. After that, and after a further 7-day final notice with two quotes, you can get the work done and take the cost off the rent. Environmental health officers can also inspect.
- Gas safety. Landlords must have gas appliances and flues checked every year and keep the records available to you.
Those protections don’t apply to bedsits, to public-sector housing, or to house shares where you’re not named on the lease. For complaints, contact the Office of Fair Trading on +44 1624 686500.
Deposits
There’s no statutory deposit protection scheme on the island yet. The government says it’s working on an occupancy deposit scheme (opens in a new tab), but until it exists, your deposit sits with the landlord or agent. Protect yourself: get a receipt, a written inventory, dated photos of every room on move-in day, and the notice terms in writing.
Landlord registration: still waiting
Tynwald passed the Landlord Registration (Private Housing) Act in 2021. It would make every private landlord register and sign up to minimum standards. As of September 2026 it still isn’t in force. The regulations it needs haven’t been approved, and gov.im (opens in a new tab) says the timetable is “yet to be determined”. A free voluntary register exists, so it’s worth asking whether a landlord is on it. A landlord who has volunteered is a good sign.
Public housing is not a quick fix
Local authority and government housing needs 10 years’ residence on the island and three years in an area with housing stock, according to the Housing Agency (opens in a new tab). New tenancies are usually fixed-term. For anyone arriving now, that rules it out.

Common questions
How much is rent on the Isle of Man?
From homes advertised on Rightmove in September 2026, one-bed flats in Douglas were about £800 to £1,250 a month, two-beds mostly £900 to £1,450, and three-bed houses £1,200 to £1,850, with larger or newer homes going well above that. There's no official rent index.
Is there a tenancy deposit scheme on the Isle of Man?
Not a statutory one. The government says it is working on an occupancy deposit scheme, but as of September 2026 your deposit isn't held by a protection scheme. Get a written inventory with photos and a receipt for the deposit.
Do Isle of Man landlords have to be registered?
Not yet. The Landlord Registration (Private Housing) Act was passed in 2021, but it can't take effect until Tynwald approves the regulations, and gov.im says the timetable is still to be decided. There is a free voluntary register.
Can my landlord evict me without going to court?
No. Under Manx law a landlord needs an order from the High Court to evict a protected private tenant, and evicting or harassing you without one, for example by changing the locks or cutting off the power, is a criminal offence.
